Brand new homes can still have incomplete work, installation issues, missing pieces, or details that were simply overlooked. We inspect the finished home on your behalf, independent of the builder, so items can be addressed while they are still the builder's responsibility.

Why Inspect a New Home

Code inspections and the builder's walkthrough aren't the whole picture.

Local building officials inspect for code requirements at set stages of construction, and the final walkthrough is led by the builder. An independent inspection adds a careful, top to bottom look at the finished home by someone who works for you.

When to Schedule

Once the home is complete, before your final walkthrough.

The right time is after construction is finished and the utilities are on, and before your final walkthrough with the builder. That leaves time for the builder to address findings before closing. Send us the builder access instructions or an onsite contact, and we will coordinate the visit.

Henry County is one of the busiest new construction markets we serve. About a third of the homes in McDonough and Locust Grove were built in 2010 or later, and Hampton, Fairburn, and the City of South Fulton have large shares of newer homes too. We inspect new builds across all of them.

After You Close

Then protect your builder warranty.

Most new homes come with a one-year builder warranty. Around month eleven, an 11-Month Warranty Inspection documents what a year of living has revealed, so you can submit it to the builder before the warranty ends.

Do I need an inspection if the home passed the county's inspections?

Code inspections check specific requirements at set stages of construction. An independent inspection looks at the completed home as a whole, on your behalf, before you close.

When should I schedule a new construction inspection?

After the home is complete and the utilities are on, and before your final walkthrough, so there is time for the builder to address findings.

Will my builder allow an independent inspection?

Builders commonly allow a buyer's inspection before closing. If your builder asks for credentials, we can provide our InterNACHI certification and a certificate of insurance.

What happens to the findings?

You share the report with your builder and ask that the items be addressed before closing. The builder decides what they will correct, so it helps to submit findings early and in writing.

Should I test for radon in a new home?

It is worth considering. Disturbed soil and tight, energy efficient construction can concentrate radon indoors, and testing is the only way to know a home's level.

Can I attend the inspection?

You're welcome to. We suggest arriving about two hours after the start time so we can walk you through the key findings with clarity and focus.
